I'm a local Denver agent primarily, but I'm familiar with some of the challenges up in the mountains because no deals make sense running the quick math. 

SFR with ADU is no problem. but if you're considering adding an ADU to a multifamily property, consider the limitations you're creating on your back-end buyer if you decide to sell, or your own financing if you choose to refi. 

The world values your money at 3 or 4% with no risk. 8 or 10% with moderate risk.

There’s no magic potion.

The seller signed an affidavit at closing attesting there were no outstanding liens, invoices, etc. on the property.  

No you should not.  

No social or credit pull needed upfront. 

Is this a tenant you no longer want because of his filing?
