Often it's a really easy fix or operator error that does not require a pro.

This isn't always the case, but in general, I've found Section 8 homes tend to require more frequent minor repairs.

Even if we have no income there any longer, we have to file so they know we have not sold our new 1031 properties, as required by the state. 

I do it myself and takes 20 to 30 minutes a month (did it yesterday for Dec), with about 7 of those minutes for 1 property in Blount County, TN which requires the form to be manually filled out, write a check, address an envelope, scan doc and check for my records and walk it to my mailbox.

It is also important to consider the transactional fees associated with originating the HELOC, whether an appraisal is required etc.

Real estate requires cash, that's why it's called in-vesting.

I know they are compensated per unit for the inspection, do you think it would be an issue if I just registered a fifth unit and made sure it met all the requirements?

I suspect AHP has most of its investors capital deployed into these type of assets and now it's jumping through major hoops to meet their capital requirements.

I do require full screening for the incoming tenant, and updated income screening for the full group of tenants.
