It was building, Mike, unfortunately it was likely invested in stocks, even worse if it was in the "blue chips" like financials and automakers.The company I will be receiving a pension from (which I hope to be getting in just a few years) is now $2 Bil underfunded.I think all those invested "funds," whether state, insurance, mutual, pension or whatever, that were doing so well for so long, are sucking some serious wind right now.

Blue collar workers want the basic amenities (central air, dishwaher, etc.) plus lower than market rents so if you buy at the right price you can cherry pick those tenants and still cash flow.If you want to avoid tenants succesfully negiating away your profits you must have something they want that is in short supply.

Like most of us, I'm interested in solid blue-collar middle class tenants, but i'd also like to have some yuppie hipsters and section 8 folks as well (not so into ghettos, tho).Kansas City also looks interesting to me.
