Character, or integrity, is an intuitive impression you form when you get to know someone.

Overall I find it pretty intuitive.  

When you say, "you know they would be reluctant to do a short sale" - that is counter-intuitive to the last post I made first paragraph, first sentence.  

I get my rent 2 ways- snail mail sent to a PO box and through Intuit Payment Network.  

If my intuition is correct; you likely won't be signing anything for awhile.

Use your radar (intuition) and weed out those that have those tendencies.

I use IPN (Intuit Payment Network) now.

Counter-intuitively, the larger in deal size ($2MM+) you go, the less this will be an issue as the banks will largely be looking at the equity in the deal and the property as the collaterally (not your personal balance sheet).
