Most agents don't understand or have any interest in wholesaling, and honestly some agents don't seem to know much about the basics of their industry at all.While you do need to understand real estate and the real estate market, I think what's truly necessary is having the right tools and systems to help you as you begin.

@Rene Brodowsky appraisers, like most workers, will take the path of least resistance if allowed.Appears they are using an AI system to valuate your home.As suggested already, you may want to request an actual appraisal, which you will have to pay for, and send your own comparables to Huntington Bank to try to guide the appraiser.Otherwise, you may need to try a different lender.

You think through the major systems in the house (roof, exterior or tuck pointing, hvac, plumbing, electrical, unit turns, common areas) and if they are all new you should be good for a few years (5-10).

If I am losing money on LMHA as a landlord then there should be 10x that number of good people losing their vouchers because they cannot stay in good standing with the excess failures the system has at present. 

We currently manage 4 medium term rental and have some systems in place. 

Just wondering if there are good internet guides out there to help new investors understand steps in renovations and lay out scopes of work and materials needed so we don't miss anything?  

I'd like to keep things relatively close as we get started, perhaps grow out once I get my processes and systems nailed down.

By no means am I an expert but I tend to be very organized and our systems have worked well for us.
