Internet. 

For those who believe landlord is the answer above, do you include internet access?

Same for including internet in the rent.

If the vacancy is much higher or you are paying any of the internet, utilities, etc. its not really $300 more a month. 

With supplying electric, water, sewer, gas, internet/cable, rental property insurance (more than homeowners), furnishing the place including large appliances, and maintenance, there's no cash flow at $4300, but a loss.

This is not happening in the near future, nor without legal counsel from somewhere besides the internet.

There are legal ways to avoid paying that tax and ending up with a lower tax bill but beware of cookie-cutter advice from the internet.
