In MD they are freely assignable and we often move them from company to company for internal reasons.

@Lexi Teifke - As always, the theory like the theory, but in practice is what counts.The internal rate of return hurts my brain just to read the definition, never mind calculating it: internal rate of return on an investment or project is the "annualized effective compounded return rate" or rate of return that sets the net present value of all cash flows (both positive and negative) from the investment equal to zero.

@Tiffany Milan I had 5 years of experience as an intern for a Real Estate Investor, but when I finally pulled the trigger, I was not 100% ready.

I considering it all, from using the money and invest it directly to learn by doing, going into the Academic path, and everything in between. 

The ones with vast networks and properties though have their internal buyers list and tend to go to them first.  

All that does it move the effect of the CapEx from the NOI number to the Cash-Flow, Cash On Cash and Internal Rate of Return numbers.
