I know the tools aren't always 100% reliable due to bad data so I'm curious if anyone here as experience with STRs in Albuquerque.It also seems like STR regulations aren't super strict at the moment - need to register for a permit and comply with various rules around occupancy limits, acknowledgements, etc - nothing too crazy.

I've found the area to be incredibly over-saturated with rentals, really driving down nightly rates and occupancy.

The downside is that this can be incredibly expensive. 

Hi all, I've been a fan of BP for a while, more of a lurker than a contributor at the moment, but looking to change that and introduce myself. 

A byproduct of Dodd-Frank which was targeted at predatory lenders, is that now it's incredibly hard to get loans on properties under $100k.

What areas are you exploring at the moment?

That would NOT be enough for me to buy 100 units unless it's a incredibly low price, then work on filling the site with long term RV tenants while I wait for the new reactor and cashflow in the meantime.

I can raise the money from potential LPs but I do not have the skin in the game that I would need at the moment.
