I do think that new investors should spend a lot more time doing research on their own with books, internet education, and Bigger Pockets before ever considering any high level coaching programs. 

I got incredibly lucky that the gentleman trying to sell it "had a gut feeling" he said that he should hold onto the property until the underwriters came back with a yes for me.

I've stayed in STRs that are over/unders and were incredibly noisy so if I was living there full time I think I'd want a side-by-side.

However, a 1031 exchange can be a useful strategy for your property even when a cost segregation study is not a viable option.Cost segregation can be an incredibly beneficial tax strategy, however it may not be the best strategy for everyone.

Sometimes you have kids who know nothing about the website's topic (in this case, real estate investment) just spamming the threads, and other times you inadvertently punish seasoned pros who simply aren't good at being online or using the internet. 

The most persistent and incredibly humble person I met through our meet up.

On top of an already steep monthly (that does include cable, internet, snow removal, amenities) it definitely makes me re-think my strategy!
