I had a few plumbers come out, in addition to the folks who restored after the flooding, and all of them agreed that there is not enough square footage in either apartment to relocate the gas heaters unless I convert to a SFH and remodel, and no room in the crawlspace under the house (about 2 ft tall) to install a low boy UNDER the bathrooms.

And most of those deals will be taken by investors so you what you are looking for is a diamond in the rough that needs work, which is a tall order in a hot home-selling area.What would be the price differential of finding a home that was in move-in shape for your family and would it be worth it to consider that above a perceived deal that will cause you to do rehab, which you don't have experience with, and cause stress when you already have a home you are in now.

So far I have had the boys strip a roof (used contractor to put on the roof) - resulted in boys in landfill jail for not having the cash (I did not know no credit cards) - boys claim there were 7 layers, take down 2 large trees, add 3 sister boards to a garage rafter, build 2 fence segments including an 8’ high fence, add dumpster stops to concrete to prevent fence damage, add privacy screen to a chain link fence (took surprisingly long - hog rings really do not work well), remove and rebuild a privacy partition on to a wall, rehang a gate with better hinges, weed an abandoned yard (unit caught fire in oct and due to Corona work has stopped - slightly wet winter and weeds were 4’ tall), plant a new citrus tree.
