I’m just hesitant to add units that have lower CF for the sake of numbers of doors.

Context: I am just starting out as a newbie investor and landlord after many years of hesitation.

The guaranteed rent for a year is nice but what are you going to do when the year is up, they are already here illegally in the US so I would be hesitant to believe they would follow the law on property rights and voluntarily leaving when the time comes. 

I also sense some hesitation in investing out of state, because you want your next property to be a "reasonable driving distance" from you.

I can understand the hesitation but it is such a huge advantage to be able to look around the country, without having to live somewhere else.

Legals mate,Goes into company operating account and not title company.So in a way it isn't a "Deposit".Plus, would never hold onto it and would always refund as we aren't in the biz of "stealing" deposits per se.It's just a sign of good faith that an investor is willing to put their money where their mouth is and the verbiage also specifies this clearly.If they trust us and are going to purchase a turnkey property from us for $80,000 in cash for example, then there should be no hesitance in paying a $5,000 refundable deposit either.Who bulks at this, isn't serious and hasn't done enough research on our market, company and operation so it's a "no fit".Introduced this a while ago as a protection method to not waste time on calls, deal presentation, company resources, etc... only for someone to go MIA and steal all the inside knowledge they gained from us.

Remain flexible, remain receptive to novel experiences, and don't hesitate to take measured chances.

Our reserves are about 7 months and we have a HELOC open to us but hesitant because it is so far away and we also work our “9-5”.
