I am interesting in a small (brand new) commercial condo, and when I entered for a viewing the floor had been slightly raised up (I think because of the basement) and there was a long ramp up the side of the room. 

The house rents for $1200 month currently and will be able to get $1600 if renovated (finish basement bathroom, new flooring and fixtures, mainly cosmetic). 

I have a 3-unit off market deal.  2 residential units and ground floor commercial. 3,600 total sq. ft. 

With many buildings the larger the unit and the higher the floor the higher the taxes.

My unit has a finished third floor in the attic, however, there is no door to this floor.

The first floor features a renovated kitchen with a large island, connecting a cozy sitting room, a living room with a 55" TV, a dining area, and a spacious back porch.

So on one for instance the buyer wanted 8k of upgraded floors the house was 850k  I countered  OK on the floors but But buyer had to pay whatever fee the buyers agent wanted. or no floors and we pay 1% to buyers agent.. they decided against the floors and to allow their agent the 1% . 

Hello @Jonathan Klemm, we were thinking of installing LVP flooring, counter tops in kitchen and bathrooms, and maybe new paint.

All - wife and I, after some discussion about floor plans and styles, are converting it to our personal home. 

You never know how much damage the termites have done until you start tearing into walls/floors....can get expensive fast.Location is the only thing that cannot be fixed, and you said this property was in a "really good location".
