To answer the title of your post, selling fsbo can be a good idea if:- you have experience selling RE- you price the home to sell- you have systems in place to collect inquiries and facilitate showings i.e. call center/email/google forms for screening inquiries, showing agent, lockbox, security alarm, etc. - you have dozens of local agents who can market the property for you and bring you a buyer- you are listing in a desirable area with low-inventory - you are not in a rush to sell

Search Google for "file ethics complaint [STATE]" and you will find instructions for filing a complaint against the property manager.

We are on all of the above, as well as:- Marriott Homes and Villas- Google Vacation Rentals- Jetblue Airlines- Allegiant Airlines- about 10+ more and soon to be American Express Travel and Hyatt's portal. 

When I google that company, I don't really get a company website, but rather books, Facebook groups, etc.  

If I can get 2 different renters in before Jan 1 2025-is still possible by obviously getting a cost seg.Also, would all of the house hunting, going out to see properties, research (calling city for license/map searching) and buying the furnishings count toward the 1 of 7 qualifications IRS demands in addition to the 2 Airbnb bookings-preparing home, cleaning, set up etc?

The city is rapidly growing with many companies choosing to move and develop here like Intel, Google, Honda, Amazon, Meta, etc.

I'd probably just search for keyword Toledo in the forums and read the plenty of info that is already out there.
