Your efforts are counted as one "individual," so both of you collectively need to meet these thresholds to qualify for material participation and potential tax benefits for your STR.

There has been so much AirBnB panic over the last year and a half, yet I have not experienced any of it personally, actually the opposite.We changed our pricing strategy for 2024 based on some market analysis from the previous year in an effort to increase lead times, average stay, and ultimately revenue. 

I want to be clear that even rent ready cash flow is not passive; residential RE even with a PM requires effort/work.  

There are a lot of moving pieces when getting into Property Management, do not underestimate the amount of effort or work involved. 

I understand it take effort to find great deals. 

As a couple of other folks commenting suggested, I totally support the point that these efforts should be focused on smaller homes for first time (or senior) needs.

It takes a lot of effort to nuild buyer lists and market your services to homeowners.

i bought a property last year to use as a Short Term rental in PCB. happy with my efforts this first year. i do not say as an Airbnb, as i got very few ABB rentals last year, mostly VRBO and direct booking.
