This will be self service as well as full service, we will likely staff two people, one in the morning shift and one in the afternoon, to do laundry, fold, hang, iron etc.We are working with a local lender who is asking for 25% down on the purchase price and 20% down on the renovation budgets, which for the 7 unit is around $160,000 renovation budget and the 10 unit is around $550,000 renovation budget.

I could decide to fold that into a refi on this home, or like you said I could sell then pay all of this off and start over.  

The tenants who I want to leave are extremely messy leave things in the front area of the property and the rear and their units are just a disaster.The tenants said they won’t accept the notice and would call their lawyers and report us to the city since there are so many things that aren’t to code including an illegal basement that we inherited and we didn’t exactly want to kick out the tenant down there.since they wouldn’t accept the notice I made a recording showing the notice the property and folded the notice and put it in their door so that I could prove it was delivered. 

But, my problem with FHA is two fold - 1) in most counties, the max mortgage amount is around $356,000 and 2) FHA requires 2 years of tax returns.  

Going into this blind folded.

Fact is, the market already shifted, and is in middle of shift, this IS the new landscape taking fold at this very moment.

I know they leave the fan on for quite a while (I live above them) and they have the same size bathroom.My question to BP is two fold... 1) Do I replace both units with stronger fans (unit 1 definitely)?
