Wanted to do a BRRRR as my first deal to recycle seed capital and keep momentum.

My inclination to this strategy is that it will allow recoup of the seed capital in short order.

Target ARV of $125k plus so you can pull most if not all your seed capital out.

I'm a complete newbie; have been studying, listening and working on getting a cash-out refi to gain access to some seed capital to build a portfolio of rental properties - with a goal of finding enough positive cashflow to replace my day job and until then provide more stability by having more diversified income (can you tell I'm working on my "Why"?)

Always need pest control and weed abatement as grass seeds blow into the cracks between the pavement and the cement building. 

In this category we plant seeds along the way that are outside the box that we hope materialize.

Even if the renter still has to approve the charge, wouldn't it still weed out the bad seeds?
