Would your parents consider selling to you or your siblings at a favorable price instead of gifting it?

If you are just carrying it, why keep it if you know you made a bad deal? 

Buy a quality property, stay away from the hood, rehab it as if you would move in, take your time picking a tenant, you'll be find.

I can do the parade of horribles for a personally owned rental property but suffice it to say that it is a long and robust parade and the horribles are horrible.

Would love to compete with it.
