You might add the weighted interest you are currently paying, to see if you actually save money by refinancing your primary.For your 1st investment property, if you want to do a cash out Refinance on a DSCR type loan, you will need to get a minimum loan of $70,000, at 6.6%, you would need to have the property rented for a minimum of $900/mo, assuming taxes are about $2k/year, and Insurance is $750/yr. 

Thus the lack of experience begins to show along with lack of maturity when things go bad, they fail to respond to people and ignore them, with some not even finding out a property was lost at foreclosure.

What this lender  failed to understand was the taxes that showed as delinquent were from the previous parent parcel tax ID that no longer existed.

The way tax liens work, the certificate holder gets to exercise their right under law to take ownership of the property (get the deed) when the redemption period expires and the owner fails to respond/ repay once the deed process has been concluded.

So many people pass on great deals all of the time because they are scared to fail. 

I’d bet over 99% of people who learn about it in his system fail at it and It costs $1000 or more to get started.
