I've always found this aspect of working with the city on development projects to be extremely confusing.

@Li Kia   Some people are just extremely hard on property.   

Emails answered untimely, POF banks and realtors have had extremely difficult verifying.

Here’s an extreme example to illustrate - if you 100% leverage a purchase for $300k and it’s worth $100k and you’re cash flowing $5/mo, your COC return is infinite.

I am extremely interested in all things real estate but do not know how I want to pursue it after I graduate this year.

Of course, your bid will be extremely important, but it would be a challenge to get to the point of executing a bid proposal if we aren't confident in much of the above items.  

However this last tenant left our unit in a very damaged and extremely filthy state that took considerable work to remedy (which was a surprise because they had been pretty responsible until this event). 

Proceed with extreme caution on this one or better yet, run.

If the software is not simplifying your life or making you more accurate, you shouldn't use it.Software does have extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.
