In winter I can make sure the propane costs are kept in check by varying the temps based on out side temps.I love technology!

Thank you Samuel, and that is correct, by exposing the view I created a lot more interest and value for potential buyers, I’m not sure what effect it had on the appraisal.

When we bought the house we are living in there was a 2,000 gallon fuel oil tank buried in the front of the house.It had been disconnected from the furnace when the furnace was switched over to propane, but tank was never removed.We found out from the state environmental agency that the tank needed to be inspected before anything could be done.

When/if **** hits the fan the banks & potential lawsuits could/have/will expose properties connected in series LLC even though they’re not supposed to be separated, or multiple properties inside of 1 LLC is more risky.

So here are my options that I'm aware of and am hoping someone knows of any other creative ways to structure it.1) I close with the seller and wait 90 days to season the title for the end buyers FHA loan. 2) I sell the contract, however, this will expose my spread and am afraid the end buyer and/or seller will want to cut me out and deal direct.The county has the house appraised at $300,000.
