A renovated SFR in Lakewood is easily at or above $300.

I recommend MTM because you can easily do any of the options you mentioned.

It might be a little expensive at 15 units, but will easily scale. 

My investments are currently in Colorado, but I'm going to expand into the Midwest (where I grew up and am familiar with some markets).  

Should I continue to look in that area or shift my focus back to the expanding west loop? 

WOuld love for people to have weddings there... it has a 5 acre beautiful grass field that can easily be used. 

(this helps expands your geographic targets if you don't have to manage), etc.
