Not to diminish their importance but aside from the legalities, ethics and complexities involved, if you have actually done subject to's, what are the overwhelming determining factors that would make a property a candidate for a subject to?  

But, consider letting a tenant buy the place for you, since you have no real equity, paying down that loan is about the best thing you can do, ethically and legally. :)

Their members voluntarily subscribe to a higher standard of ethics, have more education, etc.

I am UBER careful with anyone who now hits me on BP as I was one of the one's who thought BP somehow rose someone to a higher level of experience ethics etc.. and of course that's just not true. 

Person: The deals can be great, but if the wholesaler lacks the basic characteristics needed to ethically and competently conduct business, its probably a waste of your time.
