Hi All,I  heard a lot about wholesaling real estate and it’s sounds like a good way to enter real estate with a low investment.Only thing is I get very skeptical when I see gurus on YouTube pushing and selling courses for certain industries. 

As easy as this sounds, it's not simple and usually like pulling teeth.

On the other hand, I have seen out-of-state investors purchase properties that do not meet the 1% rule, opt for self-management, engage in sweat equity, and still achieve great cash flow.For a specific example, any listing from the market could be used.

But your reasons for not purchasing are sound!

What you're posting about does not sound out of the ordinary at all. 

If the latter, depending on the jurisdiction, YOU may need to be a licensed real estate agent/broker to engage in what’s commonly called “wholesaling” but is actually “flipping”.
