In my experience, you are over-renovating and/or have too broad a scope of work. 

In my experience, your level of wealth that you can handle is based on your mindset.

If so, any one have experience doing so in a way that does not accumulate a lot of transfer fees?

This has nothing to do with real estate experience.

Going through the experience and taking action will add more to your future wealth, then getting stuck in the numbers - CoC or ROI are not set in stone, and they also are just snap shots of what you see today.

I will say that it was the one of the best experiences I had as a newer Real Estate Investor or even someone that’s just looking to learn more about Real Estate strategies.

Ask how many units they manage and how much experience they have.

Low maintenance building, top-end rents for the area due to the extensive work that was done and the location.

Not sure if they have upgraded to desktop appraisals but if they are still doing in person appraisals , make sure you get everything (scope of work, good faith deposit, social, LLC docs, insurance, proof of prior experience, financial statements) in ASAP.
