Everything I read seems to emphasize making sure to accurately and completely estimate your costs up front to make sure you're dealing with a good investment, but so many people's estimates seem to simplify the costs to only recurring monthly and highly predicatable costs like taxes and utilities....etc.

It difficult to predict the future but so far with COVID and eviction moratoriums the majority of tenants (90%+) are still paying rent and COVID is not going to last forever,   but it does emphasize the need to have adequate reserves 6 months + for expenses and as always screen your tenants well and it should be fine.

The biggest challenges are the importance (I cannot emphasize this enough) of the team that you are working with and short-term financial challenges (you'll end up paying more interest for a few months) as well as maybe some sweat equity or personal time that might be needed (choosing fixtures, finishings, etc although that can also be delegated to a reasonably priced interior designer).What is important is for you to have a good assessment of your priorities first and also how much are you willing to be compromising in the short run for a much higher long-term return.

So I was thinking about applying that same mentality to this situation, and find creative means to press-forward when so many of my competitors are likely stopping or halting, due to the pandemic.From a safety perspective, to emphasize social distancing, I was going to propose that either the current owners do a video walkthrough via a live video call with us, or that they let us get the keys to allow us to do the walkthrough alone.
