If you are just downloading data room info from brokerage sites and plugging into a model, you are refining your skills on the "act", which is certainly necessary and helps make the process faster.  

You can always leave and repeat the process and rent out your old living area.  

One more tip – people remember stories that trigger their emotions.

Possibly already permitted outbuildings that already have plumbing such as workshops, offices, etc might be able to be converted to an ADU at a cost that does not result in the cost being more than the value added.Building an ADU is a lot of work and can be a slow process.  

You sound like the brave side of the coin in that you did due diligence and respected the process.  

Create a short presentation that outlines your process and risk mitigation strategies.

I met him many times before awesome GUY but you can definitely tell the dude is the biggest slacker in the world (for example: if he knows that going the long way will benefit him greatly but will be hard in the process, but cutting through the backyard to avoid the long-distance of wearing will be better, he will most definitely take the short cut!

It seems like they help you find a deal, work through the process, sometimes property management etc...
