It may be possible to get the structure removed from the flood zone if the ground around the house is higher than the base flood elevation by filing an eLOMA with FEMA

I invested in producing an "Elevation Certificate" that didn't help at all. 

I can see potential for profit but with elevated risk due to the common crime in the areas, especially to the east. 

For example, are there barking dogs next door; is the elevation of the house such that it doesn't have curb appeal; is the floorplan weird; is the house situated in a bad part of a neighborhood; etc.I'll trust my project manager to determine these things, but that's because he's been with me for four years and knows what types of intangibles I look for -- a typical contractor wouldn't care about these things and wouldn't know what I look for.

In August I joined my first high level mastermind, and the advice I was given allowed me to elevate my business to a more sophisticated level.

The building is an older building with an elevator no laundry in unit or building but 8 minute walk to light rail and on block with bus to NY.

This could involve elevation changes, barrier improvements and the like. 

We see elevated downgrade activity as a "stress point" when the cycle eventually turns."

It would need an elevator and a professional grade kitchen to start, and apparantly the living area needs to be a certain size and have a certain amount of windows.

Of course the project involved adding a masonry addition to the rear of the building within a few feet of an active Elevated (Chicago "L") train line.
