All joking aside, I feel like a have enough of a capital base to get in the game, and I studies economics in school so I can at least digest the concepts, my side job is geographically flexible, I have access to some other sources of income, and I find enterprise interesting... my only regret is that I didn't start sooner. 

But before I get there, I would like to be able to do some rehabs, to raise the money I can put down for the rentals...I have digested quite a bit of literature on REI the last few months.

I have great memories of visiting my grandparents' farm as a kid, maybe I need a cow for therapy.

I like to slaughter (sell them) for the meat and get paid once. 100+ unit apartments are like cows.

As I'm sure you have figured out - LIHTC is a cash cow if you can figure out the system!

Mobile Home Parks can be cash cows providing $250+ a month profit per pad.

My goal is to purchase "buy and hold" single and 2-4 unit multi families at first as I feel these have the best initial cash flow and are easier to digest. 

"and over here we're going to paint some happy little cash cows...beautiful.." haha but I digress..

I have listened to a few of the podcasts and I have purchased some books but there is so much to digest and learn.
