i'm ready to start wholesaling and need to know, what are some of the problems I could possibly run into and what are their solutions?

I'm new to the forum and to the world of real estate investing. I would like to get started purchasing discounted notes from the mortgage companies. Does anyone have experence in this area?

i have seen a delaware sales contract but i have not seen a purchase contract.

In my area (DC, Maryland), we have tax liens, so I guess that's why I mentioned them as opposed to tax deeds, whihc I beleive are the instrument in Delaware.

My name is Heather and I live near Dover, Delaware.

I am in Dover Delaware.

My question: is there any advantage to starting this new LLC in Nevada or Delaware even though we probably are not going to purchase a property in either of these states?

Anyway at the last minute they agree to sell...lad de da....Next thing they have a lawyer saying that the we DISTRESSED......They didn't know what was going on...WE stole the equity......Alot of ******** to say the least, but they play the system....JUST BE CAREFUL....

We are also doing stated income loans loans in CA, NJ, NY, GA, MA, TX, WA, CT, DE, MA, NH, PA, RI, NY & FL (all other states case by case).

I'll need to test for lead and remediate which for obvious reasons I'd like to avoid..He is a TAW so you can give him 30 day notice, though as of 3 minutes ago if you didn't already give him notice you are probably looking at 3/1/14 (pretty sure that "30 days" is 31 days in a long month, but serve by Jan 29th to get them out for the end of Feb).If he contests I'd have a better reason than "I don't want to de-lead if his kid stays there" for court...
