well as I posted last week Oregon is now going to require wholesalers to be licensed they have carved out a special license for this activity.. those wishing to continue to wholesale will need to do full criminal and get a bond.. some will not qualify as they have bad backgrounds or crappy credit.

I don't have the capital to replace the HVAC at this time or the credit to finance it.

Needs all new cabintry, windows, doors, roof (has some life left), fixtures, fencing, some electrical and plumbing changes, and some framing/drywall due to termite damaged sill plate in areas.

Tell the lender you want a construction loan online of credit.  

I also have a $50k line of credit I can tap into when needed that will grow as I keep growing the business.Right now my rent is about $1700 where I've been staying for over a year, but really wanting to trade that for a mortgage and start building that equity.

You may need some help with capital, or credit, or both.

To address this, the lease will clearly state that any credit will be returned at the end of the lease term.
