You'll need to use the property a couple weeks a year since this is primarily a 2nd home as far as the bank is concerned.They may be harder to find right now, but I'm sure you can find someone to do one of these loans. 

I think it was a couple from San Jose area that bought it. 

And we slow rolled those into better properties each time until we were finally able to pay cash for the last couple.

We are solely working on assisted living:- Buying homes and leasing them at higher than market rates to these business operators- Purchasing existing businesses with the real estate- Developing / building newFor us, the business makes the real estate cash flow, we can create a massive impact, and the demand outpaces supply and will continue to be that way for the next couple decades.

Contact a couple contractors to see what the cost would be to add the addition.

It's also a couple days work.

I do have a couple that had appliances already but I don't warrant them in the lease.  

I've had a couple of elderly vets who considered allowing the buyers to assume the loan, but this is rare.

I don't personally have tens of thousands in cash on hand for larger down payments (I do though in my TSP/401k), but my dad will have maybe a couple hundred thousand after the sale of his house soon.
