Initially I thought that the rehab would be much lighter than what it turned out to be.Unit #1: Trim throughout, doors, luxury vinyl plank + tile in the bathroom, new vanity & toilet, paint, granite counter tops, new cabinets & sink, stainless steel appliances, and updated fixtures.

If you plan on doing more extensive renovations after a tenant moves out, like replacing flooring type, appliances, cabinets, countertops, bathroom renovations, this would be considered CapEx because it adds value to the property.

I would refinish those (you can paint with cabinet paint or there are kits you can buy at HD that are pretty decent), new counter tops (I use epoxy a lot), and update the flooring.

We dont plan on moving any walls or anything big... we do plan on tile work, countertops, lighting/fixture/hardware replacements, taking out old carpeting and replacing with LVP (vinyl plank flooring), replacement of old appliances wtih new stainless plus a moderate master bath remodel (take out old fiberglass tub/shower and make that area pop with new shower w tile and sitting tub.
