Some people will walk away from a counter offer never to return because they already played all their best cards and are stunned or shocked that you don't see it that way.I taught my children to be clear about what they wanted and to stop negotiating when they got it.

Call an agent & have them send you comps for what they rented out for. it will have pics of the interior as well so you can get a good idea. also, it'll list the vacancy time.with rents going higher, i get counter offers from possible renters. i will tell them i have the comps & can send them over. this stops the negotiation process rather quickly.you can do the same when raising the rents on your current tenants as well.

Received a phone call last night from my realtor saying she received an email saying there was a verbal counter offer of 35000 (full list price) and they were looking for an answer tomorrow.So is this a lesson to not give agents the courtesy of knowing you are submitting an offer after the weekend?
