If you have jaw pain, popping when opening wide, etc. report that and any other jaw issues to the VA for your compensation.

I don't think this is cut and dry but i typically try and see what might need to be done to occupy it, how strong the market is and what do you have to do to get a deal done because you don't want to pass an opportunity for paying a little on the upside but also don't want to overpay on something that has some question marks on it as well ( plus this is work you have to do which it would be good to be compensated for )

Regarding contingency offers - Out of state investors seems growing trend, and so do you see a way to offer incentive, or compensation to boots on ground to do viewing, video, and then confidently make offer w/o seeing it during due diligence yourself..

If you lock yourself in with an agent, and that agent doesn't perform to your standards, and you go to another agent, your previous agent will be compensated even though you didn't want to work with them anymore.

My hang up is 1) I've never done a deal before and I don't feel confident going through this transaction solo at this time.2) I'm not sure what I want to do is legal, or if I need to disclose all of this information to the agent, the other investor or if I should try to find someone to JV with me on the deal. ( If I do JV, how do I ensure I get compensated?)

in my opinion, I would give her a dollar amount and tell her whatever place she wants is her business. if she wants to kick in an extra $20, her business. also suggest she try to get compensation from renters insurance, and you can supplement any difference, up to a certain amount if you feel inclined.
