Then it is going to be a tsunami of sellers and a bunch of idiots on the news crying that they got ripped off by much smarter people who at some point will decide they've made enough money off the commoners that it is time to dump it.

The number one employer is the state government, because the capital is next door, and the number two employer is the federal government, both are not cyclical and don't fluctuate, if anything their job base increases. 

I am planning to convert the living room in the property to bedrooms and want to use the garage as common space (have a pool table or a Foosball table, a couch etc).

Once you have the LLC and IRS Employer Identification Number you can open a business bank account to track rental income and expenses. 

No way, unless you're talking about a multi-family common area.

Bitcoin is something that could become a reality as a common viable means of payment, but as of now, it is not something I would accept.

Based on the graphic presentation of that ad, it shows Robert Kiyosaki, so I thought it would be great to attend this free event and meet him (similar meet the author events are very common here in NYC, so I didn't give it a second thought).
