I'd suggest when yoy talk to your attorney about forming the LLC that you include, specifically all kinds of activities in your Operating Agreement and Certificate of Incorporation and not rely on that catch all description of doing all things.

Make sure your GC and all subs used carry General Liability and workers' comp, have them provide a certificate of insurance naming you as additional insured with primary wording and a waiver of subrogation.

Now I can concentrate on where they don't bid that has good underlying properties and I can get 15% to 18% rates.I also see some very interesting strategies from some of the tax lien certificate funds and managers.

I have looked into taking the CIAS course and found it to be somewhat helpful, but I am wondering if with this certification it will attract other investors on the real estate agent side.

In some areas that I buy in, there are third parties that certify the taxes and municipal utilities that have been paid and which are still due; this certification took over 1 week for a purchase I made at end of 2011.

Marie Poe and anyone else who can help: I submitted the notarized grant deed and other needed documents (PCOR, certificate of trust, etc) to the title insurance company and they pointed out that the title record is clean except for a line of credit my father had taken out in '05 but never used.
