I presume the PM is using a good PMS (property management software) program so that you have easy access to information about their management.

What is the best software/service to use to pull property lists with or without numbers?

I wasn't able to have much success with the software for moving my deals, but they did make an exception and I was able to get my money back after a short time of trying to move a few deals.

Currently, I don't spend anything on marketing, software, etc.

My PM used to use a software rentec, and rentec would give you a running tally of cash in/cash out across your whole portfolio. 

A displaced truck driver is not going to be a software engineer.

I have all the expenses in a different row with repairs at the bottom and a column for each property.There is software you can also use.

It is the most popular software in the industry and all CPAs know how to navigate it which is nice.

Airdna is your best place to gather actual numbers, although you do need to know how to use the software, as well as talking to neighbors in the same complex with a STR.
