My reasons for picking this location Is because there are great jobs minutes away (EB, physers, military base), casinos (Mohegan and foxwoods) aren’t far, Niantic and mystic are very popular entertaining towns that are within 10-15 minutes, and the beaches are also within a couple minutes.

As long as you include a 'due diligence' clause saying you can cancel the contract at the end of that period you should be covered.Not sure why you are even worried about who pays what closing cost if you're in a hot market and are a serious player.
