When I'm the LO I'm not allowed to talk to the appraiser about value, but the last time I personally refinanced (meaning that for that transaction, I was the "consumer"), the appraisal came in about $5k above what I thought it would (and that is why LOs aren't allowed to talk to appraisers in their capacity as LO, heh).

The best way to price your listing effectively is to look up other comparable Airbnb/VRBO listings in our OBX market (size, bedrooms/sleeping capacity, bathrooms, town/neighborhood, proximity to beach/sound, pool/spa, amenities, elevator, etc) and price your property with competitive/similar pricing.
