No one contested the foreclosure so it was more like a normal, uncomplicated probate proceeding.The other one is proceeding more slowly only because one of the potential heirs is now deceased, which is requiring further title research before we can move for judgement.

I just got a brilliant property under contract and was able to postpone the EMD until the inspection contingency period ends.

This is an incredibly high-risk time for buyers and I really don't think it's brilliant too go to extra trouble to overpay.You could shop around lenders and see if there's one who might be able to do an exception with respect to the two years seasoning of rent.
