I wouldn't bother with an offer at 50% of asking, in my market if something is more than 10% off it isn't worth the effort most of the time. 

Would love to bother my realtor but due to our currenet lease we are not in a position to buy until November-January.

Personally I wouldn't bother doing it I'd want the whole place to myself and I don't like the kind of guests that would rent one room while someone else is in the other rooms. 

Why bother?

I wouldn't bother buying a book about them. 

If you are independently wealthy or have a boatload of equity in the property buy an umbrella policy, otherwise I wouldn’t bother With an llc.And of course....These words were typed by a non-lawyer saying what he would do, now what you should do. 

I mean if you were really out to just hoodwink everybody why did they even bother showing up to prep for the footings? 

Another thing that was bothering me was that we had to meter out every unit, which was going to cost use $30k.  

The 5 days doesn't bother me as my properties either don't have mortgages or I have the mortgage taken out on the 10th of each month.

They will be on solid footing again and you won't need to constantly bother them with trying to figure out another way to nicely increase their cost :)
