Hi John,For something of this size, the seller might be willing to carry a portion, but odds are your lender wont approve of it.I would look for an equity partner if I were in your boat.

I target C+ class hoods that seem to have tenants that stay much longer so my turnovers are almost zero.

If you have more working class families in your area, then I would personally lean toward the duplexes. 

Most commonly in this area it would be for boats/campers.Specific insurance?
