You can always use a blended interest rate scenario getting a first mtg of 20% to 70% from a private lender, and have the seller carry back the balance in a second.

. $46,000 of annual income means units are renting for $320/month - you will lose your freaking shirt, plus the skin off your back if you pay $36,000/unit for units renting for $320 - period :) You really cannot begin to think about making money on anything under $600 blended rent in most markets.Good luck, Sean!

You want to make sure you send enough until the homeowner calls you to have you stop sending them.Hand-written and type letters don't make much of a difference anymore, there are so many people sending handwritten yellow letters that yours will just blend in anyways.

Real estate has a low barrier to entry.Access to developers and sponsors for passive investments has historically been limited to accredited investors.Many BP members want to control their financial future and purchase real estate directly to specifically move away from their future being determined by someone else's decision making and priorities.A portfolio with a blend of both full ownership and passive ownership of someone else's deals can be the sweet spot for some investors.

Doesn't matter if the franchisee signed a 20 year lease if they go out in year 3 or 4 you tend to have nothing but an empty store and a mortgage payment.Franchisees have to be underwritten much more carefully than a corporate guarantee.Although with rental increases the BLENDED cap rate return should go up over time the cap rate value of the property will decrease and have to rise up.
