The annual fees to be an agent are ouragious, Including monthly fees to 1. belong to an  association (required in Md), 2.

Did your home end up in Tornado alley, in the swamp or in a storm surge area that washed your precious family and all your worldly belongings away?

If the leak occurred at 7-8 PM, then I really screw... because no one can take a shower at night... or in the morning... etc2) that are many pipes in the building, it is very troublesome to identify which pipe is belonging to what unit or what section of the house.

It will give you some cushion if in case you need to evict them.Have to check your state law - no more than one month security deposit allowed and the second one is charged, it has to be kept in very specific escrow with different terms (interest rate etc) than the first one.You could charge first and last month Rent but it would be your taxable income at the moment of collection, even if it's the income of next year.Security deposit belongs to Tenants so it's not your income. 

So this is not "your" LLC as you said, LLC belongs to the IRA.
