Add a very diversified economy here with banking, insurance, oil and gas, education, three medical schools, 3 law schools, life sciences, DFW airport, and so much more, it looks like the growth just goes on and on.As far as appreciation goes, that's always tough to predict. 

I believe anyone starting (buy and hold) should start with a multi (2+).

These school districts do not compare to a district like Lower Merion but I believe they are still highly ranked.

First off you do have to be better than Evolve (low bar) and second you have to believe you are :)

I also believe that having a mentor/coach/investor would allow me to learn, while participating in the project, and then allow me to rinse and repeat the process.  

I don't believe I would buy even a great deal with conventional financing now.
