I'm an investor agent and property manager in Columbus, Ohio and I can tell you that from an expenses standpoint in our local market (since you said you travel here sometimes) you can expect to pay between 6-10% of gross rents per unit per month in management fees, though 10% is high in Columbus and we rarely charge that except for a few high-maintenance, C properties that came with a batch of other properties from one of our investor clients.

Then you can qualify the lead, most of the time people are nice (especially if you bring your dog with you).I would recommend using Batch to find pre-foreclosures.
