I basically got these homes for free without using any out of pocket cash to scale up.

Things like landscaping/snow removal and labor cost for repairs are going to be highly variable based on your market so you'd need to do your own research on the going rate by either talking to other local investors, running your own google search, or exploring basic services on thumbtack/angies list etc. 

Ps I'm all about giving back, so I would be interested in helping out some high school kids for sure, or getting involved with mentoring somehow.

Current rates make the next home tough even at our income with two kids etc.

Basically, it took Mexico 40 years to achieve what took several times longer in Florida.

I've had a hard time coming to that realization, it's a home with sentimental value that we figured we'd keep forever to give to our kids, but that's the parent in me.

We provide basic cable with sports channels, or youtube TV, depending on the location. 

Don’t listen to dooms day people like DAN H (lol just kidding ) but Dan you are so negative in the forums… you know a lot but there is a way! 

They'll usually jump on your suggestion because it is so much easier to sell the note than get the process of a short sale through their system.By purchasing the note to the property you basically become the bank.
