I've been in Nashville since 2011 and it's crazy to see how the scene has changed. 

We are looking at closing soon, barring a catastrophe, on our first investment which we intend to flip. 

New electric, plumbing, full house sound system, CAT5 and cable lines throughout, original light fixtures and features, new open concept kitchen, master bath, finished carriage house, sports bar in the basement, etc. 

There are natural barriers to entry such as legal risks and minimum cash requirements and has a lot of complexity to buy and selling it (say compared to a computer or candy bar).

Barring market specific factors, I am very confident in the MF market. 

@Dan Barli - Thanks Dan , yes currently managing myself , I am looking into flipping and  buy n hold (BRRRR...). 

At one property I own that's high traffic (with a bar across the street) it's a shame because anything decent gets swiped and I know if I provide my tenants with a picnic table the bar patrons will sit on the table and cause late-night disturbances (heck, they've left empty bottles on my tenants' front steps).

So, you can look at it as if you got a great deal if you bought the property at 70k and it's actually worth 100k, but renting it out at 1,400 is the 2% rule, not what you put down (as if you put down 20% which is 14k, this has no barring on the 2% rule).
