Someone got shot down the street two weeks ago.Stagnent local economy. 

Someone got shot in front of the house a few weeks prior, the house a few doors down had a bomb blow up 3 days prior, their were 4 more shooting within the past 2 months.

(I although they may if they wish)Its worth a shot like @Chad Urbshott mentioned I have bought a few juniors in my day and negotiated with the Senior to keep payments current until such time as I could sell or refi.. 

The sellers agent usually isn’t going to work on your behalf as much as a third party agent, but using that agent may give you a better shot at a contingent offer actually being accepted.

Refinancing the home in your name is really your only shot here unfortunately.
