The MLS states the home is not in a flood zone, however the Auditor site shows the flood zone just short of the dwelling almost touching the stoop.

An auditor comes to the property at the end of the rehab and will make sure of this.As far as what you pay out of pocket, that probably depends on the deal (closing costs, lawyer fees, inspection, etc).

The IRS auditor said it didn't qualify as part of my exchange and tried to disallow a portion of the exchange as he was only using the value of the raw land in his calculation.
